Residential Property Management

Finding Tenants and Management: very simple - We charge the first months rent to fill a vacant unit. We charge $89/ month thereafter to manage, if you choose to have us manage the property. Our monthly management includes: rent collection which eliminates the hassle and shields you from confrontations and excuses; Application screening: we screen each applicant with a professional level tenant screening and selection process, which includes a comprehensive credit, income verification and background evaluation; Marketing: we market your property based on an analysis of your location, the local market, and condition (interior and exterior) of the property. Move in/Move out Procedures: taking pictures and ensuring that the process is smooth and the transactions are all documented. There are no up front costs to you. We have a 6 month rental guarantee - to ensure the highest quality tenants for you. If for some reason the tenants is not working out, we will replace them at no charge.

Advertising: All cost based advertising is paid for by Advantage. In general, we look for advertising vehicles that have a proven history of exposure: Because of how the internet works, the ADVANTAGE REAL ESTATE team dedicates a large amount of our daily activities to refresh postings and drive maximum viewing. We receive 85-90% of our calls for showings (if not more) from our website and Realtor networks; and post/refresh all ad spots 2-3 times a week (maximizing frequency while managing exposure to avoid redundant postings).

Rent: Rent is due on the first/ by the fifth each month. We offer several opportunities for tenants to pay their rent on time to us. They can pay with a CC online or e-check, ACH withdraw from a checking/savings account, mail in a money order or check or stop by our office and pay in person. We try and make every aspect of renting a unit from our company easy and manageable for the tenants.

Accounting: ADVANTAGE has accounting software that will organize all financial records and direct deposit all rent proceeds into our owner’s accounts on the 10th of each month. As a property owner, you will be given a login account to check on your property daily! A monthly statement detailing all income/expenses is also sent on the 15th along with a building report if necessary. At the end of the year we handle all CRPs for the tenant and issue the owners a 1099 for tax purposes if required.

Maintenance:
Our maintenance department will coordinate and execute all repairs or preventative maintenance necessary to keep you property in its best rental condition. Each phone call that is received is directly responded to and evaluated on a case by case basis alerting the owner to necessary repairs and maintenance concerns. Our staff is trained to handle all areas needed for your rental unit. The price varies on the job - but minimum hour is $75.

When ready to fill a unit our goal is to get your unit posted up on our sites to inundate the market with advertising of this unit. After the first week we will take into consideration feedback, phone calls and showings to determine how much activity and response we are generating. This will give us an idea of how we need to further proceed to continue marketing your unit the best possible way.

We do also take in consideration the time of the month, as there are some weeks that produce more activity then others. Generally speaking after the first week and a half of the beginning of a month things tend to pick up. Remember that people in the first of the month are paying rent and just starting to think about possibly having to give notice or start looking after the first week, week and a half. We tend to see business pick up with showings towards the middle to end of the second week of the month.

Note: Depending on the time of year (and time of month as well) renting out your house/unit may be either slower than normal (Fall/Winter we tend to see this happen more as weather plays a big factor) or at peak season rent out quite quickly. We ask that owners realize the importance of pricing accordingly due to the market conditions; or if they price where they ideally want, we inform them that it may sit longer (again depending on the market at that time). It can take anywhere from 1-3 months to rent out a unit, this is not a guarantee but a time line - as we cannot guarantee how long a unit will take to rent out. We do not like to sit on inventory as it does not generate income for either party. Remember, we do not get paid until you do; and there are no up front costs to you.
